When selling your home there are no guarantees that a buyer will walk through the front door. In many cases you may have to bring the home to the buyer. Effective marketing will help ensure that your property receives maximum exposure to attract a ready, willing, and able buyer.
The appearance of your home is a buyer's first impression. The way you live in your home and the way you sell your home are vastly different. Here are some tips that may help you prepare your home for sale.
Curb appeal - Make the house as attractive as possible from the street. Keep the yard well maintained.
Walk Thru - Go through every room as if you were a potential buyer. You may like the purple walls in your bedroom but it's unlikely that anybody else will. Neutral colors, like ivory, are an attractive alternative to white. Clean all light fixtures. Pack as much of the clutter as you can now.
Keep furniture to a minimum. Clean the carpet, paint worn spots, polish woods, paint dirty walls, and glue back the corner of wallpaper that peeled last year.
Kitchen - This room must be spotless. No unpleasant smells here. Remove clutter from the counter tops. The idea is to make the kitchen look like it has ample counter space and cabinets for anyone's needs. Fix any leaky faucets.
Bathrooms - This room also must be kept spotless and odor free. Fix or replace leaky faucets or drain plugs that won't function properly. Keep all storage areas neat or clutter free. Potential buyers will open these! And don't forget the soap scum from the shower door. Buyers are turned off by the sight of it.
Bedrooms - Make the beds everyday. Eliminate any furniture that appears to make the room seem smaller. Keep valuable out of sight.
Garage - This is where clutter multiplies! This is a good time to eliminate all that stuff you've been meaning to get rid of. As for the rest, well, just make sure it is neatly hung or stacked. Clean the oil drips from the floor.
